Right Pricing
In this competitive market pricing your property at the correct price can be crucial. Suburbia will of course advise you on price and will show you comparable evidence but the marketing price is YOUR decision. Some agents will advise you of higher price in order to gain your business and then start to bombard you with requests to reduce your price. Most properties will sell within the first three weeks of marketing. The reasons for this is that we have a large waiting list of applicants who are eager to find and new properties on the market always attract the most interest. But do not panic if you do not get an offer in the first three weeks.

Energy Performance Certificate
All properties that are sold or let must have an energy performance certificate. A survey is carried out by an energy assessor who will produce a certificate/report into how energy efficient your property is and how you can improve this. You are under no obligations to carry out any of the recommendations they suggest. The certificate is valid for ten years. We can arrange this for you at a charge of £80 including VAT.

You Never Get A Second Chance to Make A First Impression.
It is vital to make a great first impression and it is widely believed that houses are sold in the first 90 seconds of a viewing. Consider its "kerb appeal"; the first thing potential buyers will see before they even get past the front door. Here are some things to look out for:

• Does the front of your house need smartening up?
• Could the front garden be tidier?
• Would the front door look better with a fresh lick of paint?
• Could the front windows do with a clean?

Look at the inside with a critical eye too:

• Keep it clean and tidy. De-clutter and use sensible storage. Potential buyers will want to visualise how they can fill the space
• Undertake any minor repairs that need doing so buyers will need to really try hard to find any negatives
• If you want to re-decorate, go for neutral tones, which will appeal to a wider audience
• Make your house comfortable, cool on hot sunny days and warm if it's winter
• Banish smoke or pet odours. Open the windows, brew some fresh coffee and add finishing touches such as fresh flowers, to brighten the place up
• Bring out the best features such as fireplaces and use mirrors to increase the sense of space.

Viewings
When an applicant wants to view a property it is important to arrange an appointment as soon as possible. A “hot buyer” could make an immediate decision on a property so we do not want to lose them by making them wait to view. If possible giving us a key should seriously be considered. We will of course notify you before we carry out the viewing. Suburbia will try to accompany every viewing but this is not always possible. It is not as daunting as it seems just be yourself and answer any questions truthfully. Below are some helpful tips

• Tidy up
• Greet the buyer and be friendly
• Explain you are happy to answer questions but give them space to look around freely.
• Keep pets out of the way.
• Ensure all lights are kept on (at night) and leave all internal doors open to maximise the light in the property to make it appear larger.
• Let the buyer walk into a room first - it will increase their sense of space if you don’t take up some of it.
• If you overhear negative comments from the buyers about your home, don’t take it personally.

Feedback
Suburbia will contact you within 48 hours to give you honest feedback. We will tell you exactly what the viewer has told us, even if it is bad.

We will contact you every two weeks and review the marketing of your property. We look for patterns in your viewing feedback, advertising response rates and will make recommendations to you

Offers
When an offer is made to us we first check out the applicants buying position. Are they first time buyers, do they have to sell a property etc. Next we confirm their financial situation. It is scary how many supposedly cash buyers do not have the money. By doing these checks you can be confident the potential buyers have the ability to buy your property before you make a decision on the offer. We then put forward the offer to you. We have no choice which offers are put forward to you, good or bad. We will of course offer our opinion on the offer but you decide whether you wish to take it or not.

The sale
For a less stressful move we strongly recommend using a good quality solicitors/conveyancer. They can make a huge difference whether a sale goes through and at a what speed. Suburbia will then chase all parties including solicitors and mortgage companies. You will be given an update at least once a week usually on Wednesdays. We can recommend a quality solicitor from our panel of pre-approved solicitors who are agree to a strict code of practice.
